  • We will request ID and proof of funds from yourself and anyone else involved in the transfer, and manage the signing and completion of the TR1 and ID1 forms.

  • We will obtain the Official Copies of the Register Title and copy lease (if leasehold) from the Land Registry.

  • During the transfer process, the first thing you should have done is get consent from your mortgage lender in order for us to progress. We will request a mortgage statement from your lender if there is an existing charge on the property.

  • We will order Local Authority Searches or an Indemnity Policy, and any other searches required by the mortgage lender.

  • We will ensure all required documents and steps are undertaken including an OS1 Bankruptcy Check and sending off the Certificate of Title.

  • Finally, before completion we will send you a financial statement detailing the transfer of equity costs and disbursements.
